Two of Avenir's marquee openings are second-site expansions from operators who committed to this side of the city before the Town Center broke ground.
Why the Publix date is the one to circle
The rest of the tenants matter, but Publix is the switch. It opens ahead of the restaurant cluster, and it's the tenant that changes weekly behavior rather than occasional behavior.
Right now, residents in the western pods of Avenir and the surrounding Northlake corridor drive east to the Publix at PGA Commons, the one at Legacy Place, or the one on Northlake near Military Trail. A grocery run that used to burn twenty-five minutes round-trip collapses to under ten when the flagship opens in May. That is a shift in a household's baseline behavior, not a novelty visit. Every trip that was previously combined with a coffee at Alton or a stop at Downtown at the Gardens becomes decoupled once the anchor errand no longer requires driving east.
The restaurants that phase in behind Publix inherit that traffic. Kitchen's second location on the Northlake side of the city is a bet that the same customers who filled the Alton dining room will show up at Avenir on weeknights when they were already there for groceries. - Field of Greens now runs two Palm Beach Gardens cafés under chef Thomas Op't Holt's plant-forward menu, with the Donald Ross location filling the wellness-lunch slot near the Alton offices.
Read together, the Alton and Avenir clusters aren't competing so much as they're specializing. Alton has consolidated as the sit-down and nightlife pole. Avenir is being built as the errand-plus-casual-dinner pole, with the omakase counter and the gastropub as the occasion visits, not the default ones.
The rest of the summer calendar residents actually use
The dining story is loud, but the summer texture of Palm Beach Gardens is still made of the small municipal things people forget to plan around until Friday:
- The Gardens GreenMarket at 10500 North Military Trail is running its America 250 programming through the summer, with themed Saturdays including car shows and live music from bands like the Boondock Sinners and the Killbillies.
- Palm Beach Gardens Fire Rescue hosted station tours on Saturdays from June 6 through July 4 at Stations 61, 64, and 66, from 9 to 11 a.m. If you missed the run, the program has a track record of returning.

What the second-pole city looks like from your driveway
The honest way to think about this summer is that Palm Beach Gardens is no longer a one-corridor town with satellite pods. Three real destinations now exist: PGA Boulevard, Alton, and Avenir. Which one you use most will depend less on preference than on which lights you sit at on the way home from work.
Households on the west side of the city, along Coconut and Northlake past the Turnpike, will effectively gain twenty to forty minutes back per week once the Publix opens in May. Households east of I-95 will notice less on the grocery side and more on the restaurant side, because Kitchen's second location and Taki Kappo's omakase counter give them a reason to make the drive west for something specific.
The other quiet effect is on Alton itself. When the grocery-plus-dinner combination trip becomes possible at Avenir, Alton loses some of its convenience premium and has to compete on experience alone. That's a good thing for the operators who invested in atmosphere. Stanza's late-night model, Lynora's patio, Kitchen's counter seats. It's a harder thing for tenants who were coasting on foot traffic from the neighboring grocery.
By September, most residents will already know which of their weekly stops moved and which stayed. The map will settle. Summer 2026 is the window when it's still in motion, and worth paying attention to before your own routine picks a side without you noticing.
